Local Housing Report: March 2015

The spring housing market got off to a fast start this year with a nice increase in home prices and number of homes sold.

Home prices soared, up $13,000, on average compared to March of 2014. We also saw a nice rise in the number of homes sold, up nearly 20 percent. 

Market activity has also been very active in the month of April as well. A sharp increase in listing activity was a welcome sign to eager buyers looking for a home. There are currently 194 homes sale pending on the market, so not only are more homes coming on the market, buyers are finding what they like and are making a move. Good sign we may see a strong housing market this year.

FEBRUARY 2015: Local Housing Report

In February 2015 68 homes sold here in our local market with an average sales price of $93,518. This is about a $6,500 increase over the average sale price from last February. 

10 fewer homes sold in Feb. 2015 than did last February which I think is more of an indication of lower inventory than anything else. With the average sale price going up we should see the market continue its momentum into the spring season. 

The DOM (Days on Market). which measures how long homes sit on the market before selling, was flat when compared to the same month last year. Not surprising because these last two winters have been fairly similar when it comes to weather.

The month of March begins the spring selling season and in my book, its the best month of the year to put your home on the market. Buyers who are planning to move this spring and summer are already starting to look. Most sellers will wait to list their home when the weather warms up more in April and May. But if you plan on selling this year and your house is ready to go on the market, my advice is to do it now. You'll have less homes to compete against and you just may catch an early buyer. Meaning your home could sell before your neighbor across the street ever even gets theirs on the market.

January 2015 Local Housing Report

January 2015 saw 78 homes sell with an average sales price of $115,402. This was a very slight increase in the number of homes sold when compared to last January but there was a sharp increase in the average price. The DOM (Days on Market). which measures how long homes sit on the market before selling, that number decreased by 23 days. This indicates that the housing trends may continue to move away from a buyers market and into a more neutral market for 2015.
