As a real estate agent one of my jobs is to be a good resource for my clients. During the buying process one question that I frequently answer is about the home inspection. There are few local home inspectors in the area and most don't do any advertising, so looking them up in the good old phone book or doing a Google search gets you very limited results. Below I have provided the list I give out to my clients and also a few tips about choosing an inspector.
When choosing a home inspector the first thing to do is call around and get different quotes and ask questions. They don't all charge the same so shop around a little. Most home inspectors charge based on the size of the home so you will need to know the square footage of the house you want inspected.
Ask the inspector what is covered during the inspection. If you need a specific inspection done, such as a pest inspection, make sure they are certified to do that. If for example you are doing a VA loan to purchase your new home, chances are good that the VA may require the home to pass a pest inspection, which has to be done by a home inspector who is certified and has the proper forms.
One last note, once you have done your home work and have chosen an inspector, set up a time so that you can also be there during the inspection. That way the inspector can point out possible issues and maintenance tips as you both go through the home. Most inspectors will email you a report the next day but its better your their in person so they can explain things to you one on one.
